Brighton waterfront block listed for $18.5-$20m

A vacant waterfront Brighton block has been listed with price expectations that eclipse the recent sales of some of Toorak’s finest homes.

The pricey patch of dirt at 23 Seacombe Grove, which measures 1727sq m, is on the market with a staggering $18.5-$20 million price guide.

Marshall White agent Stephen Smith said the land belonged to the owner of the neighbouring property at 19-21 Seacombe Grove and had served as a garden for a number of years.

Part of the seller’s sunroom, to be demolished by settlement, is the only building on the block.

They’ve owned the block for about 19 years.

CoreLogic records show the property last sold for $8.5 million in December 2002.

“The vendor’s decided to carve off the garden and offer it up for sale,” Mr Smith said.

“If you want to be near the Royal Brighton Yacht Club and the dog beach, these blocks, they never come up. It’s only once every 20 years, if you’re lucky.”

If the block changes hands within the range, it will outstrip some of Toorak’s recent big sales, including that of 20 Linlithgow Rd, which was compared to the famous Getty Center in Los Angeles when it was listed in April.

The property was advertised for $15.5-$17 million and RT Edgar Toorak director Jeremy Fox confirmed early last month it sold in the middle of the range.

It would also top the price tag set for the luxury mansion at 8 Yarradale Rd, which counted a six-car basement garage, gym and a home cinema among its long list of features, and went under contract last week after being advertised for $12-$12.5 million.

Mr Smith said the vendor no longer needed the land and the parcel represented the perfect opportunity for those looking to build their dream home.

The online listing encourages prospective buyers to dream big to make the most out of the site.

As one of only a “handful” of beachfront properties in the area, the block is within walking distance to Church St shops and restaurants, as well as close to elite schools and Brighton train station.

“This significant site offers the chance to create a home designed to your own tastes and requirements with every conceivable luxury including tennis court, pool and outdoor entertaining precinct,” the listing notes.
